Need help on Hotel in paris with 2 years old baby

We have been in search for hotel in Paris. This is our first trip to Paris with 2 years old BABY.

Can anyone suggest one of the two hotels? safe? Convenient to/from Metro, Airport, Paris attaction like Eiffel Tower etc?

1. Hotel Eiffel-Kennedy

2. Hotel Eiffel Rive Gauche

The Eiffel neighborhood is not really convenient to the rest of the attractions. With baby I%26#39;d rather stay in the Marais, Latin Qtr or St Germain des Pres, where you can walk just about everywhere (except the ET) without relying on the metro.
